Gems Tower - Independent Senior Living is situated at about 4 kilometres from Joka Metro Station in a nearly 100+ acre Integrated mixed use neighbourhood being developed by various developers. The neighbourhood is popularly known as Gems City and located near Joka in South Kolkata. The large development will have a commercial complex, villas, school, apartments and a lifestyle club. The neighbourhood is user friendly with Hospitals, Banks, ATMs, Pharmacies, Shops, etc. in the close vicinity

Who are the
people behind the project?

Mr. Lalit Bhutoria is a visionary first generation entrepreneur with more than a decade experience in Project Management, Real estate development and Education sector. In his journey as a professional he has worked on various types of projects and family enterprises.

In his latest outing near Joka he is venturing out to build an aspirational living, mixed development including a day cum boarding school on a large land parcel. The idea being to lead a life integrated with different generations and yet be in a cocoon for an individual when required.

Gems Group is also building a first of its kind, independent senior living homes adjacent to apartment & villas in the neighbourhood popularly known as Gems City.

What is the role of Elixir
Age Ventures India (AVI) in this project?

Elixir - AVI will be managing the Gems Tower - Independent Senior Living after the hand over by Gems Group - The management will comprise not only of routine facility management, but also well-being, medical, creative time pass activities, dining, etc. Elixir - Age Ventures India is also engaged with the Gems Group to help designing the senior living facility namely Gems Tower since inception.

How big is the land area,
how much is the open area?

The Gems Tower project is developed over 0.50 acres out of 100+ acre neighbourhood with nearly 65% green area.

Is the property being sold or leased?

Keeping the mental thought process of having an ease of mind, when the property is owned by self, Gems Tower has embarked on sale model. The unit size and the price point have been kept in such a manner that the project does not hurt the pocket of the home buyers. The property may be resold or leased/rented to Gems Group or any third party by the home buyers.

What are the safety and security
arrangements for the Senior Citizen Housing?

24 hrs manned gate with intercom; high boundary walls; Electronic surveillance; CCTV, Emergency button in every toilet and frequently occupied areas; 24x7 ambulance, attendant and emergency healthcare; Personal care is being provided at every step at Gems Tower.

Can anyone book the
apartment and stay later?

Sure a person can book and pay the consideration as are prevalent and fixed standing part of the monthly cost and move in as and when required. The apartment can be bought by anyone. The residency will however, be for a senior citizen, who is at least 55 years of age only, however there is no minimum age restriction for the spouse, if both husband and wife are staying together.

What would a person who was in good health when he booked the apartment but due to ill health is not in State of mind to live alone?

The facility has two assisted units. These can be used temporarily for people who have developed health issues and need close care.

How long can one stay there
and charges details?

The charges are explained in the Cost sheet which will be handed over at the time of booking. There is a booking amount which will become a part of the life time Deposit, monthly Assured Senior Citizen Charges and the Service Utilisation fee per month which are divided into fixed and variable. They cover fixed and variable part of meals cost as well.

Would there be a transport facility to
visit the local markets, friends, families etc.?

Yes, Elixir - AVI would facilitate in arranging transport by tying up with a transport company/arrange rental cabs and App based cab services. The services would be offered on a pre-determined time schedule and cost or rate as per cab service / App cab service.

When are people likely to move in?

The facility should be fully operational from/before 1st September 2027. However handover from/before 1st July 2027 will start for fit outs in phased manner with partial facilities.

What about ambulance services?

Tie-up with a neutral Ambulance service provider or an in-house ambulance shall be arranged to take a resident to his/her preferred choice of hospital. Ambulance service will be available only for emergencies and will not be allowed as a transport facility or medical check up visit to the hospital.

Where do I go for my daily shopping needs?

Most of the services are provided in-house. However one will need some knick knacks, toiletries etc. Elixir - AVI will either arrange home delivery on best effort basis, through online portals. Also Rasapunja & Joka shopping area is just few kilometre away and has all kinds of shops catering to all the needs of any family. There will be essential product need store as well as in the larger neighbourhood. Gems neighbourhood will also have a provision store eventually.

What are the arrangements for common dining and what kind of food would be available there?

3 meals comprising of Breakfast, Lunch, and Dinner would be served. There is separate arrangements for vegetarian and non-vegetarian needs. The regular meals will be healthy vegetarian meals, based on the dietician guided menus. One Non vegetarian dish will be served once a day. In case required and/or advised attempts will be made to honour special dietary requirement. Festive meals will be served on occasions and festivals. All meals will offer various variety. The menu would be planned for each week and circulated in advance

What will be the meal timings?

The tentative timings for serving meals will be from 7.30 am to 9.00 am for breakfast, 12.30 pm to 2.00 pm for lunch and 7.30 pm to 9.00 pm for dinner respectively. Actual timing will be decided closer to operations and with resident's feedback

What is the provision for drinking water and water for cooking at the community dining area?

The food will be cooked in treated water and will also be available for drinking at the common dining hall. Other common areas will have provision for water dispensers based upon total usage. For water required in the apartments individual RO should be installed by home buyers in each apartment.

Can the children/relatives, friends and
guests of the residents stay with them?

All Residents need love and empathy of their loved ones, kith and kin. They can come and stay with them for a predefined duration and enjoy the same environment as the Residents. Guest room facility is available in Gems Opal Club. Guest is allowed only when the Owner/Tenant is at home. The Guest can also stay with residents in their apartment for a period not exceeding 90 days. In case of medical needs as certified by community Doctor, children /relative/guest can stay upto 180 days in a financial year.

Can the resident's children/relatives/friends avail the facilities and services during their stay with them?

Yes, they can avail the facilities and the services at an extra cost, based on rules and regulations applicable for guests

Will pets be allowed in the complex?

Elixir - AVI respects the sentiments of the pet lovers. Being a close knit community it is likely that other Resident may have allergies etc. from some animals which are normally housed as Pets. The Residents being advanced in age could possibly suffer from low immune system. It is because of above constraint it is advised to all Residents not to keep Pets in Gems Tower.

What are the arrangements for home housekeeping and maintenance services?

Services of society plumber, electrician for basic repairs would be part of the larger neighbourhood. Individual housekeeping including bed making would be part of fixed cost. Once in six month deep cleaning will be provided.

How is the monthly expense statement of a resident communicated?

The monthly/quarterly invoice of fixed and variable will be given to each resident in hard copy and an email.

Is there a Pathology lab or a
sample collection center?

The nursing station will have a provision for sample collection area. Necessary tie ups with a pathology lab will also be arranged.

Will there be a Hair salon/Beauty
salon in the senior living community?

This facility is available in Joka and Residents are encouraged to venture outside the complex for a change as well as get their personal grooming needs attended. You all will agree that use of Hair Salon/Beauty Salon is always a matter of personal choice. ELIXIR- AVI will also tie up with a local area outlet on call basis. Online facility like Urban Club etc will also be available.

How will complaints be addressed?

The first level of complaint would be to the Center Manager and in case the issue is not resolved then a complaint would be escalated to the Management Committee and then to Elixir - AVI corporate office. There will be well defined escalation Matrix put in place close to start up.

What are the provisions for a
Bank ATM or a Pharmacy shop?

Bank ATM is in the vicinity. Arrangement will be made with a pharmacy close by and medicine if intimated would be sourced for the Residents and arranged for home delivery

What provisions are there for support services like filing income tax, cheque drop box / payments and other bill payments?

It is observed Senior like to deal with their respective old timers. Attempts will be made to coordinate and try to get the same continued. Elixir - AVI will also get a panel of such consultants and advisors but dealing would be a personal affair between them.

What about video conferencing
with family/children?

Skype/Zoom/Google meets and other similar video/audio call will be arranged. Though these days every one prefers to use their smart phones for face time/whatsapp.

Which all areas would be air-conditioned?

The Community area and the Assisted Living area (Care Home) would have air conditioning. Each dwelling unit too has provisions to install Air conditioners and the resident can install them. We can help them buy and install too.

What are the provisions for car parking?

Limited space for car parking is available on first come basis. We have provision for 40+ car parking. But the resident needs to buy the fixed parking at the time of registrations.

What would be the mode of
payment for monthly charges?

Monthly/Quarterly payments can be paid either through cheque or bank transfer in advance.

What if someone defaults in
the monthly payments?

In case of default the outstanding amount would be adjusted from the deposit and after three months, the services would be stopped. As and when the outstanding payment is made with full arrears & interest and deposited/restored including the period of stoppage, services will be restarted. Resident must note that regular payment would help keep a good credit rating, let service provider finds a need to revise the security deposit upwards to protect risk.

Can one stay there for a shorter duration?

Gems Tower is designed for long term stay, however Gems Group realises the needs of Senior Citizens and that they need to come and make it a temporary home under some circumstances. Gems Tower is neither a nursing home nor a hospice. However a senior citizen on availability can take an apartment on rent for shorter durations from apartment sold but not yet occupied at that point of time. It will be fully serviced apartment which will come as a total package of medical care, meals and housekeeping services.

What are the arrangements
for celebrating festivals?

Special meals and programmes would be organized in-house to promote resident involvement and interaction on a secular basis. All festivals will be celebrated at Gems Tower.

Can one organize private parties?

Yes, private gathering for family and friends can be organized in the Club depending upon availability of space. F&B will be delighted to curate a special menu for the occasion

Does one have to inform the
management if going outstation for long?

Yes, in order to get rebate on the dining charges it is advisable to inform the management. Besides it will be easier for security measures.

What types of entertainment facilities are available? What about movies?

There is a Gems Opal Club and Gems Tower Club which has areas for activities like listening to discourses, Library, Geriatric Gym, TV Lounge, Card Room, Carom Room, Chess Room, Arts and Crafts Rooms, etc. The neighbourhood club will have an AC Banquet, swimming club, Multi Gym, Restaurant, Cafeteria, Badminton, Creche, TT and Pool Table and other activities.

How and when will the monthly
charges be revised?

The monthly charges would be reviewed annually. Please note appx. 4-5% inflationary hike will happen every year. In exceptional cases this could be marginally higher.

Can one have a personal attendant/ servant?

Gems Tower is a fully serviced community hence there is no need for a personal attendant, the Apartments are also right sized. Presence of external attendant can also pose security risk. However special requests and as a special the said request may be considered by Elixir - AVI. However the decision would be a sole decision of ELIXIR - AVI.

Is smoking / drinking allowed in the complex?

As per Government regulations smoking or drinking in public areas is not allowed. A resident is free to smoke or drink in his/her own apartment.

What are the power backup arrangements?

Adequate power back up to meet power load of hardware supplied has been provided.

What would be the applicable deposits?

All deposits would be collected in advance. These are Interest Free Refundable Security Deposit/Medical Deposit where Resident is not covered by past employer or otherwise with medical cover and Deposit against monthly bills. Should one need geriatric services there would be an additional deposit for the same. The quantum and timing of the medical deposit will be determined by the community Doctor.
